Developer standard
Standard open space means raised floors (if possible), carpeting, air conditioning and ventilation installations (most often ceiling) suspended ceiling, ceiling lighting, fire alarm system and depending on the building class other building systems improving security e.g., sprinkler system.
Discount rate
The interest rate used in determining the present value of future cash flows. The higher the rate the lower current value of cash flows.
Effective rent

ERV

Floor box
Electrical junction box is mounted in the raised floor and sometimes in the openings cut out in the screed. The box contains ordinary and safe sockets, as well as data jacks to connect network equipment such as computers, printers etc.
Floor height (gross)
the height of floor measured from the floor surface (carpeting) to the suspended ceiling.
Floor height (net)

Floor loading
In office buildings an average floor loading is 350kg/sq.m. The floor near vertical circulation core is additionally reinforced to allow it to locate a server room. In such places floor loading is most commonly 500-600kg/sq.m.
